What is a Building Condition Assessment Survey?
A Building Condition Assessment Survey evaluates the physical condition of a building to identify areas requiring maintenance, repair, or upgrades. It involves inspecting the structure, systems, and other critical components.
Why is this survey being conducted?
The survey aims to ensure the safety, functionality, and longevity of the UQ buildings. It also provides essential information for planning future capital and maintenance investments ensuring compliance with regulations.
Who will be conducting the survey?
The Condition Assessment Surveys will be conducted by Aurecon consultants, who have been engaged by the Property & Facilities Division.
Impact on Occupants
Will I experience disruptions during the survey?
Efforts will be made to minimize disruptions. However, you might notice inspectors working in offices, common areas or temporarily accessing specific parts of your building.
Will the survey affect utilities like water, electricity, or internet?
The condition assessment surveys are a visual inspection only and will therefore not disrupt the regular operations of the building.
Will I still have access to my space during the survey?
Yes, the inspections will not be closing down any space for the inspections.
Areas and Processes
What parts of the building will be inspected?
The survey covers all key fixed building components, including but not limited to:
- Structural: Walls, roofs, floors, and foundations.
- Mechanical: Heating, ventilation, air conditioning (HVAC), and plumbing.
- Electrical: lighting, power, fire, lifts and switchboards.
- Exterior: Windows, doors, and facades.
- Common Areas: Hallways, stairwells, elevators.
- Scientific Equipment: Autoclaves, Fume cupboards, RO Water.
Will there be invasive inspections?
The condition assessment surveys are a visual inspection only and will therefore not disrupt the regular operations of the building.
How long will the survey take?
The survey time will depend on the size and complexity of the building. However, a program of upcoming audits can be found on this website.
Privacy, Security, and Safety
How is my privacy protected during the survey?
Inspectors are trained to respect your privacy. They will not record or examine personal belongings and will limit their inspection to building-related areas.
Will photos or videos be taken during the survey?
Photos or videos may be taken, but only of structural components or systems for documentation purposes. No personal items or individuals will be captured.
Are there any safety risks to occupants during the survey?
No, the condition assessment surveys are a visual inspection only and will therefore not impact occupant safety.
Notifications and Communication
How will I be informed about survey activities?
Notices will be posted via email, and on this website detailing the schedule of all audits.
Will inspectors inform me before entering my space?
Yes, inspectors will knock or announce their presence before entering any private or semi-private area.
How will I identify the auditors undertaking the survey?
All Auditors will be wearing a hi-vis shirt with an Aurecon logo .
Post-Survey Information
What happens after the survey is completed?
A detailed report will be prepared, outlining the building’s current condition, maintenance priorities, and recommendations for improvements.
What happens with the information from the survey findings?
A summary of key findings and action plans will be presented to UQ’s Capital Management Group (CMG) for consideration.
How soon will repairs or upgrades be carried out?
The allocated funding has been approved to undertake the Building Asset Condition Survey program only. All work identified out of the audit program will not be covered under this project. However, any life safety risk identified throughout the audit process will be rectified as a priority.
Special Situations
Will there be follow-up inspections after the survey?
The aim is to undertake a detailed assessment of each space in one process, however some areas may require a second inspection, depending on the complexity of the activities within the space.

The survey will provide a detailed assessment of the condition of the space you are occupying. The information gained through this process will be utilised to assist with all future capital investment strategies across UQ.
